Since 24th November 2005, all premises serving alcohol or late night hot food are required to submit a plan with their Premises License Application.
The plan of the premises needs to meet the requirements set out in the Licensing Act 2003 (Premises licences and club premises certificates) Regulations 2005, SI 2005/42 to show the following:
- The extent of the boundary of the building, if relevant, and any external and internal walls of the building and, if different, the perimeter of the premises;
- The location of points of access to and egress from the premises;
- If different from paragraph (2), the location of escape routes from the premises;
- In a case where the premises is used for more than one existing licensable activity, the area within the premises used for each activity;
- Fixed structures (including furniture) or similar objects temporarily in a fixed location (but not furniture) which may impact on the ability of individuals on the premises to use exits or escape routes without impediment;
- In a case where the premises includes a stage or raised area, the location and height of each stage or area relative to the floor;
- In a case where the premises includes any steps, stairs, elevators or lifts, the location of the steps, stairs, elevators or lifts;
- In a case where the premises includes any room or rooms containing public conveniences, the location of the room or rooms;
- The location and type of any fire safety and any other safety equipment, including if applicable, marine safety equipment; and
- The location of a kitchen, if any, on the premises.
Lease Plans
The Land Registration Act 2002 requires a compliant lease plan be submitted with all registered leases when:
- A new lease is over a period of 7 years or more.
- A lease is sold with 7 years or more remaining.
- A new lease cannot be clearly identified on an Ordnance Survey map by description alone (all but standard leases of an entire numbered property).
- A property is divided, or leases of part.

AMPCAD LTD will provide you with plans for submission to your local council as part of your Application for property licence for House in Multiple Occupation (HMO) or changing your Hotel /Guest house back to a residential dwelling. We shall also prepare and submit your building regulations application. your property will probably need modifying to conform to conditions set out by this type of application.
